Condominium Conversions in Massachusetts have become a very popular investment tool for property owners, especially in a down economy. Essentially, an owner can divide a larger more expensive piece of property into smaller more easily purchased and financeable pieces. Because the individual pieces can be sold off more inexpensively, the owner can sell to a much larger pool of prospective home buyers. For example, in today's market, it will be much easier to find three buyers to purchase three units than one buyer with enough buying power to purchase a three-family home. Generally, the total value of all three units will also be worth much more than the total value of the property if left as a three-family home.
For years, condo conversions mostly occurred in more urban areas around downtown Boston such as Cambridge, West Roxbury, South Boston, Brookline, and Somerville. With homeownership becoming more difficult, many conversions have made there way into the suburbs in towns like Needham, Wellesley, Natick, Dedham, and Newton.
